A planning application has been submitted to create a new agricultural access to the vendors retained land to the north of The Barn and this access is due to be determined on or before 7th May 2023. The vendor will reserve a right of access for the farm tenant to continue to access the field through the existing gates until 30th November 2023 with or without agricultural vehicles to enable him to tend and crop the field up to the end of the farming season should this be necessary.
Planning permission, application number WNDPD/2022/0049 was made valid 17th October 2022 as prior approval for change of use of a building and any land within its curtilage from use as an agricultural building to use within class 3 (dwelling house) to include building operations reasonably necessary to convert the building under schedule 2 part 3 Class Q (A and B) of Town and Country Planning general permitted development England order 2015 as amended.
COMMUNITY INFRASTRUCTURE LEVY
The council has identified this development as liable for Community Infrastructure Levy under the Daventry District Council CIL levy charging schedule approved on the 31st July 2015. Unless exemptions have been sort under the provisions of the CIL regulations, payment of CIL charges will be payable to the council upon commencement of development.
The property stands in open countryside to the south of the village of Pitsford approached by the Pitsford to Moulton Road and is located on the eastern side of the road backing onto and adjacent to open farmland. The vendor would be prepared to consider the sale of the remainder land by separate negotiation.
